Preparing your home to sell means different things to different people. While you
don't want to put more money into fixing up your home than you will see returned to
you, you also don't want to do too little. Small changes can mean big rewards. Here
are some ideas to help you prepare your home for its new owners:

In order to show your home at its best, you will need to frankly assess its
appearance and condition.

Take the time to look thoroughly at every room, as well as the exterior, the yard and
the garage. Ask yourself if there’s anything that can be done to improve the overall
look and appeal of the house. Cleaning and straightening up are essential.

If your home gives a great first impression, buyers will remember it.

Showing your home requires a whole new way of thinking about your house. It has
transitioned from your HOME to your VALUABLE ASSET.

How you show a home is not the same as how you live in it.

Potential buyers are looking at your VALUABLE ASSET and trying to imagine how
well it could transition into their HOME.


Tips for the Exterior of your home:

Power wash or paint.

Repair shutters, exterior trim, gutters and down spouts.

Paint front door and mailbox.

Replace or repair torn screens and cracked windows.

Cut and edge the lawn regularly, trim all bushes, remove noticeable weeds, reseed
bare spots.

Plant colorful flowers, add mulch to your plant beds.

Remove all debris from yard.



Interior:

Home owners often do not notice the scuff marks, wear, and stains that build up
over time. A buyer on the lookout for a new home can’t help but notice, however.
Investing in fresh coats of neutral beige, brown, or gray paint, as well as neutral
floor coverings freshen up a house. Earthy colors are popular now. Ask for advice at
your local home improvement store as to what colors and styles are most popular.
Remember: You are turning your home into a valuable asset, not decorating to
please yourself. Fresh paint is a small investment that promises big returns. New
carpet is a larger investment and recommended if carpet is stained, outdated, or
worn.

Updating door knobs and drawer or cabinet hardware can be inexpensive way to
modernize a kitchen or bathroom.

Replace outdated light fixtures with new, neutral fixtures to make a great
impression.

Paint dingy rooms and touch up any areas that have been marked up. Leave the
cans of paint in the basement of the home so the new homeowners can touch up in
the future without having to repaint. They will thank you for it!

Steam clean or replace badly stained or worn carpeting.

Thoroughly clean and remove mildew from bath tub and shower areas. Replace any
missing tiles.

Clean the basement and garage thoroughly.

Clean all windows of dirt and grime, inside & out.

Make sure all lights are working - particularly in basement, closets and outdoors.

Removing items from kitchen and bathroom counters that you do not use on a
regular basis make counters appear bigger and cleaner.

Have dishes done and put away, beds made and table surfaces clean. Dust
thoroughly.

Open all drapes and blinds. This will let in light and make your home look more
spacious.

Clean the exterior and interior of your kitchen appliances.

Avoid having people or animals present during showings so buyers can visualize
the home as their own. Remove litter boxes, pet food bowls, etc.

Wipe a damp cloth over the furnace and water heater to remove dust.

Repair or replace any loose knobs, sticking doors and windows and dripping faucets.
